GOVERNED HOSPITALITY SYSTEMS

Developed by Terra Nova Capital

A NEW DISCIPLINE

Terra Nova Capital has developed a new institutional discipline for hospitality development, structured around Conditions of Life and supported by the governance, protection and deployment logic required for long-term application.

These systems provide investors and their professional teams with a coherent institutional architecture designed to reduce avoidable pre-development duplication, limit redesign and coordination failures, reduce avoidable development risk, embed structural ESG principles where relevant, and protect the coherence and value of the asset over time.

They are also designed to create coherent hospitality environments in which territory, architecture, operations and human use are aligned around a clearly defined Condition of Life.

WHAT TERRA NOVA CAPITAL HAS DEVELOPED

Terra Nova Capital has developed eight Governed Hospitality Systems organised around six enduring Conditions of Life and twenty-eight hospitality typologies.

A Governed Hospitality System is a complete institutional architecture for hospitality development in which the underlying concept, doctrine, frameworks, parameters and governance logic are structurally defined before an individual project exists.

Each system is developed independently of individual hospitality projects and is designed to be applied autonomously to compatible projects by investors and their appointed professional teams.

Each system defines:

→ The underlying hospitality concept.

→ Territorial logic and site eligibility.

→ Hospitality typologies and applicable dimensional parameters.

→ Architectural and interior doctrines.

→ Economic and operational frameworks.

→ Operator compatibility criteria.

→ Structural ESG principles embedded within the applicable territorial, environmental, resource, density and governance logic.

→ Governance, validation and control mechanisms.

→ Institutional continuity throughout the project lifecycle.

The system exists before the project.

The project takes place within the system.

GHS PROJECT PACKAGE

Investors, developers and project companies may obtain the applicable GHS Project Package for a hospitality project assessed as compatible with the selected Governed Hospitality System and typology.

The GHS Project Package provides the assessed project with the institutional architecture, applicable frameworks, standards, protected parameters and project references required to structure and develop the project as an application of the selected Governed Hospitality System and typology.

Project-specific professional work remains essential to the development and implementation of each individual project.

Project-specific market research, feasibility, due diligence, statutory studies, architecture, engineering, costing, permitting, construction, financing and operations remain the responsibility of the investor and its appointed professional teams.

WHY THIS APPROACH IS DIFFERENT

Governed Hospitality Systems provide the institutional reference within which existing industry participants perform their respective roles.

Architects continue to design.

Operators continue to operate.

Consultants continue to advise.

Developers continue to develop.

Investors retain final authority.

Terra Nova Capital provides the institutional architecture that enables these disciplines to perform their respective roles within one coherent project logic.

CLIENT CONFIDENTIALITY

Confidentiality is a fundamental principle of Terra Nova Capital.

All GHS Project Package engagements are conducted under mutual confidentiality obligations.

The identity of participating investors, developers, operators and project owners is not publicly disclosed without the client’s express written authorisation, except where disclosure is required by law.

This policy protects both our clients and the integrity of the institutional intellectual property applied to each project.
